A Sage Alternative for Homebuilders: Accounting and Operations on One Record
ThreadKore is a Sage alternative for homebuilders who want native accounting and the work behind it (sales, selections, estimating, purchasing and construction) on one web-based platform and one shared record, with Orbit AI working across it. Sage 300 Construction and Real Estate and Sage Intacct Construction are construction accounting systems for many kinds of contractors. Homebuilder workflows come from Sage Construction Management or from third-party builder systems, such as Hyphen HomeFront, Builder Lynx and BuildTopia, that integrate with Sage.

One record vs. accounting plus builder add-ons
Sage describes Sage 300 Construction and Real Estate as software for “contractors, developers, and property managers,” covering construction and property management.[2] Sage Intacct Construction is Sage’s cloud construction accounting product, with job costing, WIP, AIA billing and multi-entity consolidation, and an open API for partner solutions.[3] For homebuilders, Sage offers a Home Builder package and lists these components:[1]
- Sage Intacct Construction: cloud construction accounting. Sage announced its agreement to acquire Intacct in July 2017.[3][4]
- Sage 300 Construction and Real Estate (Sage 300 CRE): construction and property management accounting, with add-ons Sage names on its page, such as Sage Field Operations, MyAssistant, Office Connector and Sage Paperless Construction.[2]
- Sage Construction Management: preconstruction and project management from Corecon, which Sage acquired in May 2023. Sage’s release says Corecon’s customers primarily include general contractors, construction managers, subcontractors and custom homebuilders.[5]
- Payroll: Sage Intacct Construction Payroll, Sage HCM, or ADP Workforce Now for Construction as an outsourced option.[1][3]
Production-builder workflows such as option selections, sales, scheduling with suppliers and warranty often come from other companies’ software connected to Sage accounting, for example:
- Hyphen HomeFront: a builder ERP that Hyphen says integrates with Sage 300 CRE, Sage Intacct Construction and Sage 100 Contractor (as well as QuickBooks and Xero). Hyphen and Sage Intacct Construction reseller Accordant co-announced a HomeFront–Sage Intacct Construction integration in February 2026. In 2019, Hyphen announced an agreement to acquire HomeFront Software together with Zybertech, a distributor of Sage 100 and Sage 300 CRE software.[6][7][8][12]
- Builder Lynx by MyHomebuilder: CRM, sales and design center, purchasing, scheduling and warranty, listed on the Sage Intacct Marketplace; the listing says the integration requires Sage Intacct Construction.[9]
- BuildTopia (Constellation HomeBuilder Systems): construction, sales and field operations, with a Sage Intacct integration announced in June 2025.[10]
- MasterView by Pharaoh: listed by a Sage-focused consultancy as web-based option selections, customer service and warranty for builders using Sage construction software.[11]
Each of these connects to Sage through an integration, so the builder system and the ledger are separate products, often from separate vendors and implemented with a Sage partner.[4][8]
ThreadKore was built differently. Accounting is part of the platform rather than a separate ledger connected to a builder system. BuildingBlocks, MyPM, theHOMESapp, Purchasing, AP Launch, ARLaunch, JobCloser and Orbit are parts of one Business Operating System, and they all write to the same System of Record. Built in-house on one database and data model. When a buyer changes a selection, the price, the purchase order and the home’s margin update in one record. Nothing has to pass between separate products.
Questions worth asking any vendor: Which system holds the master record for options and selections: the builder add-on or the ledger? Which data flows in each direction, and who supports the integration when either side updates? How many vendors and partners will you contract with?

Who should consider switching, and who shouldn’t
ThreadKore is likely a fit if
- You run a builder add-on on top of Sage accounting and want selections, purchase orders, job cost and payments on one record instead of syncing between two systems and two vendors.
- Your CFO needs projected margin for each home, including the costs to build, hold and sell, plus a cash outlook tied to construction.
- You want AI that works from your own operating and financial record (Orbit).
- You want implementation, support and ongoing responsibilities defined clearly in your proposal.
- You build production, semi-custom, custom, build-for-rent or build-on-your-lot homes.
Sage may be the better choice if
- Sage and your current add-ons serve you well, and switching would cost more effort than it’s worth.
- You need in-house construction payroll. Review payroll requirements and current availability with ThreadKore before switching.
- You also run commercial construction, service work or property management, which Sage 300 CRE covers.[2] ThreadKore is built for homebuilders.
- Your finance team relies on Sage’s contractor-style WIP, AIA billing or multi-entity consolidation, or on a long-standing Sage partner relationship.
- You need a ThreadKore capability marked “coming soon” before its planned date, such as Fixed Asset Management or enhanced employee expense tracking, which ThreadKore’s FAQ describes as planned.
ThreadKore vs. Sage, side by side
| Area | ThreadKore | Sage (with builder add-ons) |
|---|---|---|
| Architecture | One Business Operating System. BuildingBlocks, MyPM, theHOMESapp, Purchasing, AP Launch, ARLaunch, JobCloser and Orbit all contribute to one shared System of Record. Built in-house on one database and data model. | Sage accounting (Intacct Construction or 300 CRE), Sage Construction Management, and, for many production builders, a third-party builder system connected through integration. For example, HomeFront sends estimates, commitments, AP invoices and closing entries to Sage 300 CRE, and vendors and payment details come back from Sage[7]; with Sage Intacct Construction, data is shared “at key stages in the construction process”[8]. |
| Job cost and WIP | BuildingBlocks: budgets, commitments, invoices, posted entries and payments shown for each home. Projected home margin includes the costs to build, hold and sell. A WIP balance can be traced to the homes and transactions behind it. | Sage Intacct Construction: real-time actual and committed costs, automated WIP with over- and under-billing entries, WIP by sub-job[3]. Sage 300 CRE: job cost with 1,400+ prebuilt report formats[2]. |
| Cash forecasting | Anticipate cash needs and expected funding using connected construction and financial information. Pro forma modeling exists today. Scenario and consolidation enhancements are coming soon (shown in prototype). | Sage says its construction accounting gives real-time insight into cash flow and profitability[1]. Time-phased cash forecasting tied to construction schedules: Verify. |
| Selections to PO | theHOMESapp records plans, options, retail pricing and signatures. Finalizing a change updates budget and list-price details, and Purchasing works from the agreed scope on the same record. | Depends on the add-on. HomeFront: “real-time budgeting and PO release driven by approved sales contracts and change orders”[6]. Sage’s Home Builder package tracks client allowances, upgrades and options[1]. |
| Accounts payable | AP Launch: billing inbox, split-screen invoice review, allocation, approvals, do-not-pay status and ledger posting with PO context. APLaunch.AI (AI invoice preparation) is coming soon. | Sage Intacct Construction automates AP and AR and streamlines subcontractor and supplier payments[3]. With HomeFront, AP invoice payment information originates in Sage and syncs back[8]. |
| Customer experience | theHOMESapp Design Center, documented selections and signatures, and closing and customer-care workflows today. MyKotiva homebuyer and homeowner website is coming soon (Q4 2026). | Sage’s client portal and selections tools in the Home Builder package[1]; warranty and homebuyer tools from third-party builder systems[6][9]. |
| AI | Orbit analyzes the connected operational and financial record to help teams investigate changes and compare records. Orbie supports clients. Both available today. | Sage says it is building AI-powered tools into its systems[1]. Specific AI features for homebuilders: Verify. |
| Deployment | Web browser (per ThreadKore’s published product schema). Ask ThreadKore about supported browsers, devices and your access requirements. | Sage Intacct Construction is multi-tenant cloud[3]. Sage 300 CRE: Sage discusses on-premises and cloud options, and partners offer cloud hosting[2][11]. Third-party builder systems vary; Hyphen describes HomeFront as on-premise[6]. |
| Implementation | A four-step sequence: workflows and scope, configuration and migration plan, data validation and user readiness, launch and adoption. Your proposal defines implementation responsibilities, timing and post-launch support. | Through Sage or a Sage partner, plus the add-on vendor’s implementation[4][8][9]. Typical timeline: Contact Sage or your partner. |
Switching from Sage: what moves and how
Records to discuss in your migration scope
- Opening balances, chart of accounts and the history you need for reporting
- Active jobs, budgets and open commitments (POs and variant POs)
- Communities, lots, units and addresses
- Plans, options, packages and retail pricing
- Vendors, vendor pricing and compliance documents
- Customers, contracts and selections on homes under construction
Your proposal defines which migration services are included or scoped separately. If you run a builder add-on with Sage today, plan the migration from both systems: the ledger history from Sage and the plans, options and open commitments from the add-on. Confirm with Sage, your partner and your add-on vendor how exports work under your agreements.
Typical steps
- Understand workflows and scope. Identify your builder model, active work, priorities and process owners. Agree which teams and products go first.
- Plan configuration and migration. Review source systems, opening balances, active jobs, vendor records and history. Agree the mapping and who prepares and checks each record.
- Validate data and prepare users. Reconcile agreed balances, review sample jobs and walk through key tasks with process owners.
- Launch and support adoption. Agree the cutover, support contacts, escalation path and adoption reviews.
Timeline: Timing depends on scope, source data and the teams going live. Your proposal sets the responsibilities, migration services, training, timing and post-launch support.

Landmark Fine Homes · Norman, OK
“Before ThreadKore, we relied on multiple disconnected systems that created inefficiencies and made it difficult to trust our data. Today, everything—from CRM and sales to scheduling, trade allocation, accounting, and warranty—is integrated into a single platform.”
Manuel Builders · Lafayette, LA
“Prior to implementing ThreadKore, we were running multiple systems that never talked to each other very well. Frequently asked questions
What is a good Sage alternative for homebuilders?
ThreadKore is a Sage alternative for homebuilders who want native accounting and the operations behind it (sales, selections, estimating, purchasing, construction and customer experience) on one platform and one shared record, with Orbit AI working across that record. It is built for production, semi-custom, custom, build-for-rent and build-on-your-lot builders.
How is ThreadKore different from Sage 300 CRE and Sage Intacct Construction?
Sage 300 CRE and Sage Intacct Construction are construction accounting systems used by many kinds of contractors, developers and property managers. Homebuilders typically add Sage Construction Management or a third-party builder system for sales, options, purchasing and warranty, connected to Sage through integrations. ThreadKore includes BuildingBlocks native accounting and runs those homebuilding workflows as parts of one Business Operating System on one System of Record. Competitor materials use the supplied source date of October 11, 2026; confirm current details with the vendor.
Is Sage built for homebuilders?
Sage offers a Home Builder package built from Sage Intacct Construction and Sage Construction Management, which came from Sage’s 2023 acquisition of Corecon. Sage 300 CRE serves contractors, developers and property managers. Production-builder workflows such as option selections and warranty are often provided by third-party builder systems that integrate with Sage, such as Hyphen HomeFront, Builder Lynx and BuildTopia.
We use a homebuilder add-on with Sage. What changes if we switch?
With an add-on, selections, purchase orders and schedules live in the builder system, and accounting lives in Sage, with data passed between them. ThreadKore replaces both with one platform: the selection, the purchase order, the invoice and the posted cost sit on the same record. Plan the migration from both systems, and bring your current integration workflow to a demo so we can show what would change.
Can we move our data from Sage to ThreadKore?
Yes, as part of an agreed migration scope. A typical plan covers opening balances, chart of accounts, active jobs, vendor records, communities and lots, plans and options, and the history you need for reporting. Confirm with Sage, your Sage partner and any add-on vendor how exports work under your agreements. Your ThreadKore proposal defines what is migrated, who prepares and checks it, and how balances are reconciled.
How long does it take to switch from Sage to ThreadKore?
Timing depends on your scope, data and number of teams going live. Your proposal and implementation plan set the timeline, responsibilities, training and post-launch support.
Does ThreadKore handle payroll?
Review payroll module or integration requirements and current availability with ThreadKore. If you run construction payroll in Sage today, bring that workflow to a demo so we can show what would change.
Have builders switched from Sage to ThreadKore?
Yes. ThreadKore works with builders who have moved from Sage and who now run sales, purchasing, construction and accounting on one shared record.
Who should stay on Sage?
Builders who are well served by Sage and their current add-ons may not gain enough from switching to justify the effort. That is especially true if you need in-house construction payroll, also run commercial construction, service or property management, or rely on Sage’s contractor WIP, AIA billing or multi-entity consolidation.
Is threadkore.com built and hosted on WebLaunchAI?
Yes. threadkore.com is built and hosted on WebLaunchAI, ThreadKore’s website design and hosting tool, available in beta.
