A Construction Delay Belongs in the Financial Forecast

Translate schedule slippage into carrying costs, closing receipts and exposure. Start with the delays that actually move the completion date.

“We lost a week” sounds like a construction update. Depending on the house, it may also be a borrowing update, a cash-flow update and a customer-service problem.

The financial effect depends on what the delay changes. A task that slips inside available float may leave completion untouched. A failed inspection on the critical path can move every remaining trade and the closing. Treating both as seven lost days produces a misleading report.

Start with the revised completion date and the reason it moved. Then ask whether the buyer's closing date moves with it. Construction should own the best available schedule, and finance should use that schedule rather than maintain a separate optimistic version.

Price the time carefully

Here is a hypothetical carrying-cost calculation. A home has a constant $300,000 loan balance at an assumed 9% annual rate. Fourteen additional days cost about $1,036 in simple interest using a 365-day year. If genuinely incremental insurance, utilities and other holding costs add $25 a day, the direct total reaches about $1,386.

Actual loan calculations and balances will differ. The point is to identify the costs that really increase. Allocating two more weeks of existing office salaries to the job may change a management report without increasing company cash outflow by that amount. Keep incremental cash costs separate from allocations and possible lost opportunities.

The bigger exposure may be the closing receipt that moved out of the month. That isn't a permanent loss equal to the full sales price. It is a timing change in net cash after debt repayment and closing obligations. Finance needs that timing change immediately.

Fix the handoff that caused the delay

Useful delay records explain cause and responsibility without becoming a blame contest. Was the site ready when the trade arrived? Were selections final? Did the material order reflect the current plan? Was the inspection actually requested?

Separate the initial cause from the later consequences. Otherwise one missed delivery can appear as five unrelated trade failures. Look for repeated causes by community, plan and stage, then change the release or scheduling rule that permits them.

There is also a limit to the value of building faster. Finishing an unsold home earlier doesn't guarantee an earlier sale. A faster build can simply create finished inventory sooner. The objective is dependable delivery matched to a credible sales plan.

Review the next month's closings with construction and finance in the same meeting. For every changed date, update the expected receipt, remaining cost and recovery action. A schedule has financial value when the business acts on it before the missed closing.
